Most homeowners have no idea what's going on up top until water shows up on the ceiling. By that point, the damage has usually been building for a while. That's exactly why we get up on the roof and take a hard look - before a small problem turns into a major repair bill.

Here's what a real roof inspection looks like. We're checking shingle edges for lifting, running our hands under laps to feel for compromised seals, and flagging exposed fasteners that have been sitting there rusting. A lifted shingle and a backed-out nail might not seem urgent, but water finds its way in through gaps exactly that small. Once it's in, it goes straight to your decking and framing.

Roof penetrations are another big one. Pipe boots and stack flashings are some of the most common sources of roof leaks we find, and they're easy to overlook if you don't know what you're looking for. When the seal around a penetration fails, water tracks down the pipe and into your attic - sometimes for months before you notice anything inside the house.

That attic staining tells the real story. Water stains on the sheathing and black discoloration on the framing mean moisture has been working its way in long enough to leave a mark. Catching it at that stage is still manageable. Catching it after the wood starts to deteriorate is a much harder conversation. Our roof leak detection process includes getting into the attic and documenting exactly what we find - not just a quick glance from the ladder.
